    - Fair Housing

    The Fair Housing Act protects individuals from discrimination when they are renting or buying a home, getting a mortgage, seeking housing help, or participating in other housing-related activities.

    Fair Housing Information

    The Fair Housing Act prohibits discrimination in housing due to the fact that of:

    - Race.
    - Color.
    - National Origin.
    - Religion.
    - Sex.
    - Familial Status.
    - Disability.
    What Is Prohibited?

    In the Sale and Rental of Housing:

    It is illegal discrimination to take any of the following actions because of race, color, religious beliefs, sex, disability, familial status, or national origin:

    - Refuse to rent or offer housing.
    - Refuse to negotiate for housing.
    - Otherwise make housing not available.
    - Set various terms, conditions or benefits for sale or leasing of a residence.
    - Provide an individual different housing services or centers.
    - Falsely deny that housing is available for assessment, sale or rental.
    - Make, print or release any notice, statement or advertisement with respect to the sale or rental of a residence that indicates any choice, limitation or discrimination.
    - Impose various list prices or rental charges for the sale or rental of a home.
    - Use different certification criteria or applications, or sale or rental requirements or procedures, such as earnings requirements, application requirements, application fees, credit analyses, sale or rental approval procedures or other requirements.
    - Evict a renter or an occupant's visitor.
    - Harass an individual.
    - Fail or delay performance of upkeep or repair work.
    - Limit advantages, services or centers of a residence.
    - Discourage the purchase or leasing of a dwelling.
    - Assign an individual to a particular building or community or section of a structure or community.
    - For earnings, encourage, or attempt to persuade, homeowners to offer their homes by recommending that individuals of a specific protected characteristic will move into the neighborhood (blockbusting).
    - Refuse to supply or discriminate in the terms or conditions of house owners insurance since of the race, color, religion, sex, special needs, familial status, or national origin of the owner and/or residents of a home.
    - Deny access to or subscription in any multiple listing service or genuine estate brokers' company.
    In Mortgage Lending:

    It is illegal discrimination to take any of the following actions based upon race, color, religious beliefs, sex, impairment, familial status, or national origin:

    - Refuse to make a mortgage loan or provide other monetary assistance for a home.
    - Refuse to provide information relating to loans.
    - Impose different terms or conditions on a loan, such as various interest rates, points, or charges.
    - Discriminate in assessing a dwelling.
    - Condition the schedule of a loan on an individual's reaction to harassment.
    - Refuse to buy a loan.
    Harassment:

    The Fair Housing Act makes it unlawful to pester persons since of race, color, religion, sex, impairment, familial status, or national origin. To name a few things, this prohibits sexual harassment.

    Retaliation and Other Prohibitions:

    It is prohibited discrimination to:

    - Threaten, persuade, daunt or interfere with anyone working out a fair housing right or assisting others who exercise the right.
    - Retaliate against an individual who has actually filed a reasonable housing problem or helped in a fair housing examination.
    Reasonable Accommodations and Reasonable Modifications

    Under the Fair Housing Acts a reasonable accommodation is a change, exception, or adjustment to a guideline, policy, practice, or service.     - The residential or commercial property should be within the state of Texas.
    - The residential or commercial property owner, in most cases, need to have more than 3 residential or commercial properties. This does not consist of multi-family residences.
